Hope everyone had a wonderful holiday season! Marco Island is truly a magical place to spend the holidays and kick off the new year! The blend of festive events, warm weather and an abundance of activities make it an unforgettable destination. From the Christmas parade, to the tree lighting to the boat parade, Marco Island makes every year magical for all of us!

And what a year it has been! Everyone I have talked to is glad 2024 is finished, elections are over, interest rates have come down a bit and it’s a brand-new year! Our island is bustling with our northern friends and families and enjoying our weather and the countless things to do here with something to do for everyone!

The variety of dining options and entertainment - from upscale restaurants to live music- definitely caters to everyone’s taste! We have over 90 restaurants on Marco Island! The Marco Review has an incredible App that has all of these and more! Its a great tool to have!

From the boat parade to water sports and The Farmers Market, Marco Island seems to have perfected the balance between relaxation and adventure! We have fishing charters, jet ski tours, parasailing and shelling charters. We have cycle boat cruises, paddle board rental, kayak tours, pedal boats, Go Cats and don’t forget the Marco Island Princess. There is never a dull moment! We also have live music concerts at Veterans park that are incredible! Many restaurants have live music as well! The Oyster Society, La Tavola, Paradise Found, Snook Inn, Sand Bar, CJ’s on the Bay, Hilton Hotel and JW Marriott, just to mention a few! Check The Marco Review Mobile App for all of the updates!

Our Real Estate market continues to thrive! With the spike after COVID we have settled into a more “normal” Marco Island market. Season is always busier than our summers and we have settled back into the “seasonal” history. At the end of December 2024, we have 7% more inventory than we did in December of 2023. Our total SOLD properties were UP 11% from December 2023, Our total SOLD volume was UP 5%, Our number of sold single family homes were UP 18% from December 2023, Condo sales were UP%, vacant lots were even from December 2023. The great news is single family home days on the market were DOWN 46% from December 2023, Condos were UP 19% and single family lots were UP a whopping 2370% from last December. The median sales price of a single family home was UP 1% from December 2023, Condo median sales price was down 4%, and lot sales were down 15% from December 2023. So what does all this mean?

During the pandemic (2021-2022) it was of course a seller’s market. Properties were getting bid up and multiple offer situations were happening. Once the pandemic was over, the market was flooded with inventory , Of course when there is more inventory, the prices come down and properties sit on the market longer. It turned into a buyers’ market and has been that way for a while. What we are seeing right now is it is starting to balance out, thus the single-family home days on the market have come down 46% from last December and the median sales price was UP 1% from last December. We are still above pre- Covid pricing and sales and it is doubtful we will return to those numbers. Although pricing isn’t what it was during COVID, it is still a great market for buying and selling. We live on a beautiful , desirable Island where everyone wants to be!

Here’s a little background about Marco...

  Marco Island is the largest and only developed island in Florida’s Ten Thousand Islands, and its pristine waters, beautiful coastlines and spectacular community feel attracts people from all over the world!
Packed with great amenities and things to do, this four mile by six mile island, developed in the 1960s, has something for everyone. With the beautiful white sand beaches, great water sports, and over 90 restaurants and bars, it was rated the #1 Island in the United States and #4 in the world by Trip Advisor in 2014! People come from all over to enjoy fishing in the Ten Thousand Islands and take advantage of our proximity to the unique environment of the Florida Everglades.
Shopping abounds on Marco with mostly quaint mom and pop stores with plenty of retail options. Marco Island is a very safe and community oriented island. We have our own Police Department and Sheriff’s Department with our crime rate virtually zero. Our schools, including elementary, middle and high school, are all “A” rated with lots of parent participation.

What is it that you’re looking for?

  If you are like most people who have visited Marco Island, you never want to leave, and the good news is that you don’t have to! There are many different types of properties for sale, and it’s just a matter of finding the one that matches your style, personality, and budget. To find that property, you must get a little more specific in your lifestyle and your wants and needs. “How many square feet do I want?” “What are my ‘must haves?’” “Do I want a home or condo?” “Do I want a water direct (no bridges) home or condo, so I can have a large vessel or sailboat?” What’s your style? Contemporary or traditional? Prefer to live on a golf course or beach? As long as you know what you want, we can zero in on it.

Let’s take a look at the different areas...

  Marco Island is split up into many different areas with a variety of spectacular homes. From cozy condos with unbelievable views of the Gulf of Mexico, Ten Thousand Islands and more, to sprawling estate homes that you have to see to believe. Luxury waterfront homes and luxury waterfront condos are all around; more than 80 percent of the island is actually on water.

  Hideaway Beach - is a gated community located on the northernmost tip of the island. This is a private community and the only place where you can have a house right on the beach. They have condos on the golf course, condos on the water, homes on the beach, homes on the golf course and inland homes. Currently, there are no beachfront homes for sale in the area, but there is a beachfront lot at $9,985,000. Inland homes range from $2,950,000 to $4,990,000 and golf course homes range $1,875,000 to 2,650,000. While there are not currently any gulf front or golf course lots available at the time, inland lots are ranging $399,000 to $1,350,000. Hideaway condos on the beach range $1,200,000 - $3,350,000. One beautiful villa is available for sale at $8,950,000.00 and golf course condos are currently listed from $849,000 to $999,999.

  Cape Marco - is located in the southwestern tip of Marco Island, and has six separate high-rise towers featuring gorgeous, well-appointed condos ranging in size from 1,300 SF to penthouses that measure over 13,000 SF. Cape Marco is comprised of The Merida, Tampico, Monterrey, Cozumel, Belize and Vera Cruz. Each building has its own amenities. Most have their own fitness rooms, theaters, and gathering rooms and some also have boardrooms and guest suites available. Condos in the Belize building are currently available ranging from $2,699,000 to $10,500,000 depending on view and size. Condos in Monterrey range from $1,325,000 to $2,875,000 and condos in Merida are ranging from $1,200,000 to $1,399,000. Condos in the Cozumel building are also available ranging $2,300,000- $3,255,000. Tampico condos are ranging $2,100,000- $2,250,000 and there are no condos currently for sale in the Vera Cruz building.

  The Estates Area - is located in the south end of the island, comprised of very large “estate homes”, with large oversized lots, on water direct and close to the Ten Thousand Islands. Some inland homes as well. A lot of “Mega Homes” are located here, due to the size of the lots and beautiful views. A very private and peaceful area. Inland homes range from $925,000 to $4,300,000. Water direct homes range from $3,600,000 to $13,900,000, and water direct lots range from $2,350,000 to $9,500,000, with inland lots ranging from $499K - 549K

  Old Marco - is at the northeast corner of the Island and was one of the first developed areas on Marco, as a quaint old fishing village. It now features spectacular condominium complexes and water direct homes. These homes and condos vary in price depending upon location and size. Water direct homes range from $325,000 to $4,300,000, water direct condos for sale range from $325K to $1,399,000. Inland condos are available ranging $499K - $549K. There are no lots currently available.

  The River Area - is located in the northeast and this beautiful area is generally serene and peaceful. Because it is just a short distance to Naples by boat, it’s the perfect place to be if you are ready to set sail! Water direct homes in the area range from $1,150,000 - $7,995,000. Water direct condos range from $380,000 to $1,675,000 and water direct lots range from $1,499,995 to $3,950,000. An inland condo in the River Area is listed at $399K.

  The South End - is one of the most desirable spots as it is within walking distance to shops and restaurants. Condos and homes are either inland or water direct. Water direct homes range from $2,850,000 to $5,499,000 and inland homes are ranging $1,075,000 to $2,299,000. No water indirect homes are available at the time. Water direct condos range $575,000.00 to $2,700,000 condos on the gulf range $835K - $2,125,000. Inland condos range from $449,900 to $2,450,000. No water indirect condos are listed as of now. A water indirect lot is listed at $1,150,000 and water direct lots range $1,695,000 - $1,850,000.

  The Tigertail Area - near the northern end of Marco Island, Tigertail Beach is a 31-acre stretch of land so people love to live close by. The beach offers water sports and has a lot of natural resources. The homes in this area are within walking/biking distance to the beach. It is comprised of inland homes ranging $875K to $4,990,000, water direct homes ranging from $2,200,000 - $7,950,000 and water indirect homes ranging from $1,589,000 to $4,995,000. Water indirect lots are ranging $1,595,000 - $1,700,000, and one inland lot is listed at $1,840,000. There are currently no water direct lots available in the Tigertail Area.

  Condos - There are many types of condos available throughout Marco Island with beachfront condos ranging from $425K - $10,500,000. Water direct condos are ranging $259K - $2.7M and water indirect condos are ranging $560K - $989K. Gulfview condos are available from $439,900 - $3.6M and inland condos are ranging $215K - $2.45M

  As you can see, there are many different condos and homes to choose from on Marco, and I hope this helps clarify some of the area/types of condos and homes available on our beautiful island.
